The three-story Planned Parenthood building in downtown Sarasota's Rosemary District recently hit the market with an asking price of $10.4 million, as the clinic plans to move to another location in the Sarasota-Manatee County area.
Located just north of Boulevard of the Arts, the 25,778-square-foot building at 736 Central Ave. offers medical, retail and office space in downtown Sarasota. The property, which was listed for sale on Sept. 28, includes large meeting rooms, conference space, private offices, examination rooms, nurse stations and laboratories, among other multi-use spaces. The first floor of the facility also includes approximately 1,000 square feet of retail space.
The facility, completed in 2008 and designed by Javi Suarez, is LEED-certified,
a designation recognizing green building practices, and features exterior solar panels.
The property is being marketed by Michael Saunders & Company's MSC Commercial team. Eric Massey and Eric Barnes, real estate agents with the firm's commercial division, are overseeing the listing and represent the seller, Planned Parenthood.
Barnes told the Herald-Tribune that the property is likely best suited for a nonprofit, medical, educational or governmental organization, due to the layout and location of the building. He added that the listing has already garnered substantial interested, despite being listed for only a few days.
"There's very little vacancy in this area," Barnes said. "It's a unique property and large building in an up-and-coming space."
A neighboring 0.31-acre lot at 700 Central Ave. is being marketed as an optional contiguous parcel for sale with the property for an additional $3 million. The additional space is currently being used as overflow parking for the facility, though the facility has approximately 40 securely controlled on-site parking spaces.
The lot also has potential redevelopment value due to the Downtown Edge zoning classification, according to the listing. A bundle purchase would comprise 1.33 contiguous acres in downtown Sarasota.
What will happen to the Planned Parenthood clinic?
Planned Parenthood moved its Southwest and Central Florida regional headquarters to downtown Sarasota in 2008, after constructing the facility on Central Avenue.
Alexandra Mandado, president and CEO of Planned Parenthood of Florida, told the Herald-Tribune that though the organization is selling its downtown building, the clinic will be relocating to another location in the Sarasota-Manatee County area. She said that the current facility "reflects an outdated model of health care delivery and no longer aligns with how services are accessed and provided."
While Mandado declined to share where the new clinic would be located, she said that the organization had secured the new building and is preparing the site to open in spring 2027.
"Relocating allows us to invest resources more effectively, move closer to our highest-need communities, improve accessibility, and create a more sustainable foundation for long-term growth," Mandado said. "This move reflects our ongoing commitment to expanding access to care, strengthening our presence in the region, and ensuring we are well positioned to serve Sarasota-Manatee communities for years to come."
Planned Parenthood officials confirmed that the organization will continue providing services at the downtown facility, which will remain "full operational," until the move is complete, expecting "little to no disruption to patient care."
