A home for sale on Torch Lake is being offered for $5.5 million with nearly all of its furnishings, plus a boat, two personal watercraft and a dock system.
The custom-built home in northern Michigan, north of Traverse City, has about 5,700 square feet of living space, five bedrooms and 5½ bathrooms and sits on a half-acre lot with 100 feet of water frontage.
According to the listing, outdoor features include a cabana with a kitchen, bar and half bathroom; a covered, sunken hot tub; a firepit; Trex decking, and a 24-by-24-foot sun deck.
The sellers said the outdoor spaces became a central part of how their family used the property during the summer.
“Our family lives outside all summer long,” the sellers said in an emailed response. “The cabana,
hot tub, firepit, dock, and waterfront became the heart of the home.”
Owners used the spaces for boating, swimming, dining and entertaining, they said.
The home, at 4557 N. West Torch Lake Drive in Milton Township, has a Kewadin mailing address and was built in 2005.
According to the listing, the interior has wood floors, tongue-and-groove knotty pine accents, granite countertops, Lutron lighting controls and two gas fireplaces.
Two en-suite bedrooms are on the main level, including the primary suite, which also has an office. The finished walkout lower level has two additional en-suite bedrooms, a bunk room, another kitchen and a game area.
The sellers, who are the home’s second owners, said they have made improvements over the years, including hardscape and landscaping work along the lakeside yard, new flooring and lighting inside and upgrades to some mechanical systems.
The asking price includes most of the furniture, the dock, two Bullman hoists, two Yamaha VXR personal watercraft with about 90 hours of use on each and a Monterey 264 FSX boat with a MerCruiser 6.2-liter engine with about 91 hours of use, according to the listing.
Listing agent Johnny Crane of Berkshire Hathaway HomeServices said including the furnishings and watercraft could appeal to someone purchasing the property as a second home.
Crane said the home’s location on the west side of Torch Lake is another factor. In addition to its proximity to Elk Rapids, Traverse City and Charlevoix, he said the water on the west side is generally calmer than on the east side, which can make boating more enjoyable.
The property is also a short boat ride from the popular Torch Lake sandbar, according to the listing.
The sellers said they’ll miss the experience of living there.
“The sunsets, the water, the boat rides to the sandbar, and the feeling that every day there somehow felt like vacation.”
