A major residential development in Ozark is set to begin construction with a groundbreaking ceremony at 10:30 a.m. Aug. 20 at 6201 Farmer Branch Road. Community leaders, elected officials, chamber members, project partners, media representatives and residents are invited to attend, according to a community announcement.
Known as Marabella, the project is planned as a multi-phase community near Highway 65 and downtown Ozark. The development received unanimous approval from the Ozark Board of Aldermen on Nov. 3 and is designed to include housing, recreation amenities, trails and commercial space.
Plans call for 18 development phases, including 15 phases of single-family housing with 536 residential lots. The project also includes one townhome phase,
one multifamily phase limited to three stories and one neighborhood commercial phase.
Green space and amenities planned
Developers plan to preserve 48.19 acres, about 21% of the property, as permanent green space. That total includes 44.56 acres of open space and 3.63 acres dedicated to recreation facilities.
The community will feature 4.3 miles of public and private trails, including a connection to the Chadwick Flyer Trail system.
Amenities are expected to include neighborhood playgrounds and gathering areas, along with a central community hub known as The Commons. Plans for that area include a 6,000-square-foot pool with waterfalls and a splash pad, a 2,400-square-foot clubhouse, a covered pavilion, sports courts and additional recreation space.
Project leaders said that the development is expected to create housing opportunities and generate economic activity as Ozark continues to grow.
"Marabella reflects our belief that exceptional communities are created by combining thoughtful planning, outstanding amenities and plenty of natural space," Mark Trigg, director of development, said in the announcement. "Our vision is to create a community where people can truly enjoy every stage of life."
The Ozark Chamber of Commerce, with assistance from Show Me Christian County, will host the groundbreaking ceremony.
"A development such as this is vital to the continued economic growth in the Ozark community by providing housing for families and potential new workforce for the community, plus the influx of possible retail and commercial development," Chris Russell, president and CEO of the Ozark Chamber of Commerce, said in the announcement.
