Construction on 349 homes off Benders Ferry Road in north Mt. Juliet is set to begin in October, adding to growth in an area where the city is working to ease traffic congestion.
Treymor is the name of the development being built by PulteGroup on 317 acres. Home prices are projected to start at just under $650,000. They are being marketed as a higher-end custom-style house at a more achievable price.
"Customization paired with affordability,” said Jason Demuth, president of PulteGroup’s Tennessee Division, in a news release.
Homes will range in floor plans from 2,465-square-feet to more than 4,000-square-feet with up to six bedrooms and six bathrooms. Buyers will be able to customize certain aspects of the home designs.
The development is being
built as a John Wieland Homes neighborhood, a national brand under PulteGroup.
There are ongoing concerns about traffic congestion already on Benders Ferry and Lebanon Road that includes other new development in the area. Benders Ferry Road becomes Golden Bear Gateway at the Lebanon Road intersection heading south toward Mt. Juliet High School.
There is ongoing work to widen and improve Benders Ferry Road up to the Benders Ferry/Golden Bear Gateway intersection funded by Treymor and another development named Benders Cove, Mt. Juliet officials said.
Mt. Juliet officials are also moving forward on widening work to help an often congested 1.2-mile stretch of Lebanon Road after securing $12 million in federal funds for right-of-way acquisition with a 20% city match. Driving on Lebanon Road often is stop-and-go between Park Glen Drive and Curd Road in Mt. Juliet.
But construction on the future Lebanon Road widening project is still estimated to be complete at around 7 to 8 years out, officials said.
Mt. Juliet Mayor James Maness opposed Treymor, citing concerns the city should not have annexed property that far out to in addition to the traffic concerns though he acknowledged PulteGroup has a strong track record for quality developments.
"That is the kind of sprawl I have opposed and will continue to oppose," Maness said. "My focus now is on doing everything I can to support the project's success while working to address the traffic and infrastructure needs."
Treymor includes 166 acres of open space that will have a dog park, community garden, walking trails and an amenity center with a pool, cabanas and pickleball courts.
Three model homes are open.
Construction will start on Treymor’s first inventory homes in October.
