Hundreds of new homes are coming to a Cool Springs apartment complex that just began construction near the mall.
The new multifamily community at CoolSprings Galleria in Franklin will feature 361 residences atop 15,000-square-feet of ground-floor shops when it opens in 2028.
“This is another example of how well the private sector works with the public sector to create an environment that encourages investment in our community,” Matt Largen, president and CEO of Williamson Inc., said at a groundbreaking event July 28.
Last month, CBL announced the sale of the 5.35-acre parcel in the northeast corner of the CoolSprings Galleria mall to Greystar, a developer, owner and operator of rental housing.
“It also means opportunity,” Largen added. “These are
long-term jobs for our residents, friends, families and neighbors. It's an opportunity for a small business community to have retail space connected closer to the mall that ensures the mall's long-term vitality.”
Over four years ago, CBL and Greystar began to work on the idea of bringing living spaces close to the mall.
“Since CBL opened the mall in 1991, we've been committed to the long-term evolution and success of CoolSprings Galleria, ensuring that it remains a vital community asset for years to come,” said CBL Senior Vice President of Development John Meshel. “Today is more than just the start of construction. It marks the beginning of a new chapter for CoolSprings Galleria, and a significant investment in the shared vision for the future of Franklin and Williamson County."
In addition to the apartments, the new complex will also house space for retail stores and restaurants. Over the past 12 months, CoolSprings Galleria has attracted a variety of new businesses and restaurants including Primark, L.L.Bean, Pelato and the recently announced Dick’s House of Sports.
“We'll have two end stores that will likely be restaurants and then we'll fill in the middle with shops. We're hoping for some health-and-wellness-type features that would really complement the residential component,” said Greystar Senior Director of Development Matt Evans.
For Franklin Mayor Dr. Ken Moore and Williamson County Mayor Rodgers Anderson, this latest apartment complex showcases the rapid growth in the area.
“I'm probably one of the few people here that remembers when this property had strawberries and it had corn on it,” Mayor Anderson said. “And now, its evolved over time. Our county is 277,000 people and growing every day. But the steady challenge is how can we help them be able to move into our community? It's through projects like this that that will occur.”
Construction is expected to take up to two years, but an exact date of completion has not been released.
