Construction has begun on the first part of a 35-building, multifamily community located near the Ohio State University Airport that will add nearly 500 residences to Columbus' Northwest Side.
OSU East, situated on a 27.5-acre site in the 2500 block of West Dublin-Granville Road in the Linworth area, broke ground Aug. 5, according to a press release from the Cleveland-based developer, The NRP Group. The market-rate housing community will include 11 three-story residential buildings with 336 units on the east side of the site, plus 24 townhome buildings with 138 for-sale units planned for the west side.
The townhomes, to be developed by M/I Homes of Central Ohio LLC, aren't slated to start construction until spring 2027.

reported in March 2025 that the community would include 27 three-story townhome buildings with 136 residences, but a spokesperson for The NRP Group confirmed that plans moving forward feature 138 for-sale townhomes across 24 buildings.
“We were drawn to OSU East because of its connectivity to major transit corridors, proximity to neighborhood amenities, and the strong population and job growth shaping the region," Mike Zelenkofske, executive vice president of development at The NRP Group, said in the release. "We are grateful for the City's continued partnership and excited to deliver a high-quality community that serves residents today while supporting the long-term growth of Columbus.”
The development's east side will include 144 one-bedroom units, 156 two-bedroom units and 36 three-bedroom units. Residences will feature kitchen islands and peninsulas, granite countertops, luxury vinyl tile flooring and balconies in most units.
Planned amenities include a clubhouse with a full kitchen; a fitness center; a "business pod" with coworking space; volleyball and bocce courts; an outdoor grill and seating area; a "resort-style pool"; and courtyards scattered across the site, according to the release.
The city of Columbus is referred to as "a key partner" throughout the entitlement and development process, the release states. The project was also supported by equity from Carlyle Group and financing provided by PNC Bank.
The NRP Group submitted engineering plans for the site at 2575 W. Dublin-Granville Road, just west of the commercial area of Linworth, in March 2025. OSU East marks the developer's first market-rate community in Columbus.
The project is located near Ohio State University Airport and within the Worthington School District, not far from major employment centers like Ohio State, Cardinal Health, OhioHealth, JPMorgan Chase, Nationwide Insurance and Nationwide Children's Hospital.
