Grandview Crossing in Columbus will expand by 300 multifamily units beginning next year after Franklin County sold approximately five acres of adjacent land for more than $1.12 million to the community authority that oversees the mixed-use development.
The Franklin County Engineer's Office occupies an almost 17-acre parcel of county land at 970 Dublin Road/ U.S. 33 between the Grandview Crossing development and the city of Columbus' Dublin Road water plant. However, about 5 acres on the northern portion of the county property, located across Railside Drive from Grandview Crossing and bordered on the north by railroad tracks, were determined by county officials to no longer be needed for public use.
The county Board of Commissioners sold the approximately
5 acres for $1,125,225 last month to the Grandview Crossing New Community Authority so the mixed-use development can expand.
"The land adjacent to the County Engineer property was being used to store excess property for the Office," Franklin County Administrator Kenneth Wilson said in an email to The Dispatch. "Selling the land to this public-private partnership with a history of solid mixed-use developments ensures that the property is meeting its highest and best use."
The City of Columbus and Thrive Companies each appoint representatives to the Grandview Crossing New Community Authority, Christine Reedy, spokesperson for the city's Department of Development, said in an email. Under the public-private partnership, the city appoints one local government representative and three local citizen representatives, while Thrive appoints three developer representatives.
Thrive Companies is the developer of Grandview Crossing, which is an existing development featuring five "resort-style apartment buildings with 60 acres of well-connected neighborhood" on Grandview Crossing Way off Dublin Road, according to Thrive's website.
The new land purchase will be the next phase of Grandview Crossing, which will consist of 300 new multifamily units, Ashley Owen, vice president of brand and marketing for Thrive, said in an email.
"Thrive has worked in partnership with the Grandview Crossing New Community Authority to develop Grandview Crossing into one of the premier mixed-use destinations in central Ohio, and this project continues that momentum," Owen said.
Thrive plans to start vertical construction on this next phase in early 2027, Owen said.
The community authority will manage the new development on behalf of all partners, "ensuring safe operation and long-term maintenance of roadways, bike paths, new parks and other public infrastructure," Wilson said.
All proceeds from the sale of the county land were directed to the County Engineer's Auto and Gas Tax Fund. This revenue will be used to pay for items such as labor, equipment and material throughout the remainder of the year, said Carla Marable, director of communications for County Engineer Adam Fowler.
