A massive residential development in Delaware is nearing completion.
Delaware City Council unanimously approved the development plan for 80 townhomes at the Terra Alta development on the southern side of the city July 27. This is the final section of townhomes for the development, city staff told council.
This section of the development includes townhomes across 15 buildings on just over 13 acres. The streets within the development are private and the last batch of townhomes will link to the rest of the subdivision.
Zoning for the broader project was approved in 2020 for a variety of housing types across 472 acres.
Jim Ohlin, the land acquisition and development manager at Westerville-based developer Romanelli & Hughes, told council that the broader
Terra Alta development is the largest project he has ever worked on.
Development first started in 2018. Ohlin said that the original plans were mostly for the same style of single-family homes, but the development now includes various kinds of residential projects – as well as a pool and clubhouse, with another in the works.
“It was a huge effort back in 2018, and I think you can see from what we’ve done, I think it’s turned out amazing – and Delaware is proud of this one, I sure am,” Ohlin said.
Once completed, the entire development will include 869 housing units, according to city planning documents.
Ohlin said that construction on the townhomes will start by mid-August and that all of the roads in the Terra Alta development are set to be paved by the end of 2026.
