A seven-story apartment complex with on-site wellness gurus, cold plunge baths and a Himalayan salt meditation area has opened in Franklinton.
Green|House Columbus, located at 501 W. Broad St., is the second of local developer Brett Kaufman's "urban sanctuary" concepts, with the other, much smaller Green|House location having opened in the Short North in 2024. Spanning more than 460,000 square feet, the new Franklinton complex has 313 apartments, including five penthouses, and an array of "nature-inspired" amenities targeted at residents' wellness, according to a Green|House press release.
That includes a fitness studio with locker rooms, yoga studio, sauna, rooftop pool, hot tub, outdoor amphitheater, spa treatment rooms, two outdoor courtyards,
a private balcony in every unit and more, according to the release.
The apartment complex will also offer what it refers to as the GRO Transformational Wellness Program, an exclusive series of monthly videos and events that shares insight from local experts on topics like gratitude, mindfulness, journaling, cold and heat therapy, nutrition, sleep and more, the release states. The program comes with a GRO Tool Kit, meditation candle, cold plunge towel, journal and relationship cards for residents.
A handful of "wellness gurus" will also offer on-site programming like workout classes, personal training, yoga and meditation.
“We’re providing an urban oasis that offers people the chance to essentially live at a wellness retreat where they can enjoy and enhance their lives,” Kaufman, CEO of Kaufman Development and founder of Green|House, said in the release. “I also hope Green|House becomes the central hub of all things wellness in Columbus. We want it to be a sanctuary where people from all over the community will explore and enjoy a wide range of programs and experiences, from sound baths to community meditations.”
Monthly rents for Green|House Columbus range from $1,124 to $3,649. Here are the average monthly rents for each unit type.
- Studio: $1,219
- One-bedroom: $1,507
- Two-bedroom: $2,197
- Three-bedroom penthouse: $3,649
Green|House Columbus was about 40% leased as of Sept. 22, a few days after its official opening, according to a spokesperson for the development.
The building is made up of five stories of apartments atop a two-level parking garage with 325 spaces. It also has roughly 5,400 square feet of retail space set aside, and "conversations are in progress with several interested partners," the release states.
Kaufman Development, launched in 2011, has been behind recent central Ohio projects like the reimagined condominiums in Downtown's LeVeque Tower and Market & Main apartments in New Albany.
The development firm also created Franklinton's Gravity mixed-use development, also on West Broad Street. Two years ago, Kaufman moved to sell the second phase of the project, not long after listing his adjacent Idea Foundry and Gravity "Experience Park." The decision, he said at the time, was driven primarily by nationwide office development challenges.
