Yet while many buyers were stretching budgets, scaling back expectations or postponing purchases altogether, another segment of the market was operating in a very different reality.

A tale of 2 housing markets emerges

Across the region, affluent buyers continued to snap up high-end properties, underscoring a tale of two housing markets even as affordability challenges dominated conversations among average homebuyers.

Dozens of homes sold for nearly $1 million or more in 2025, demonstrating that demand for premier properties remained remarkably resilient.

It's should come as no surprise that the Cincinnati suburb of Indian Hill, which is consistently

ranked among the wealthiest suburbs in the United States, dominated sales of luxury homes, accounting for all of the top five highest-priced home sales in Greater Cincinnati and Northern Kentucky.

Indian Hill dominates high-end home sales

A 14,000-square-foot home on Fawnmeadow Lane in Indian Hill sold last year for $6,464,000 and was the highest sale price for any single-family residence in the metro area.

The Northern Kentucky real estate market was no slouch when it came to luxury home sales, with most of the top five most expensive single-family home sales in the area exceeding $2 million.

For the entire Cincinnati metro area, the threshold for a luxury home currently sits just below $930,000, according to Redfin, which labels luxury homes as those sold in the top 5% of the metro area’s price range.

Greater Cincinnati includes home sales in Butler, Clermont, Hamilton, and Warren counties. Northern Kentucky includes home sales in Boone, Campbell, Kenton, Carroll, Gallatin, Grant and Pendleton counties.
