A fitness studio chain is planned to be a tenant going into a redeveloped retail center in Germantown.
A commercial alteration permit was filed on July 27 with the Memphis and Shelby Division of Planning and Development for Neighborhood Barre 901 to operate in a 1,499 square-foot space at 3164 Forest Hill Irene Road. Neighborhood Barre 901 is expected to open in thefall of 2026.
The permit is described as a built-out fitness studio for Neighborhood Barre 901. The estimated cost of renovations for the space is valued at $100,000, according to the permit. The plan is still under review.

What is Watertower Place?
The fitness studio will be a tenant at the newly redeveloped roughly 17,000-square-foot
Watertower Place located at 3164 Forest Hill Irene Road. The current empty retail center is at the high-traffic intersection of Poplar Pike and Forest Hill Irene Road.
The Watertower Place will be near several dining and retail options in that section of Germantown, including across from Mexican restaurant and bar Rio Lobo Cantina and near open-air shopping center The Shops of Forest Hill that features a popular mix of national retailers, local boutiques and restaurants.
The Watertower Place is being managed and leased by Memphis-based commercial real estate firm The Shopping Center Group.
The Neighborhood Barre is described as a fitness studio and workout method that blends dance conditioning, Pilates and yoga into a low-impact, full body routine. Neighborhood Barre has several locations across the United States.
The Germantown location would be Neighborhood Barre’s second Memphis area location with an existing East Memphis fitness studio at 5108 Sanderlin Ave., Suite 108 in the Sanderlin Centre shopping center.
