A dual-hotel concept will soon be coming to Arlington as part of a major mixed-use project, adding diverse lodging options to the growing city located along I-40.
The $90 million, 45-acre Providence Placemixed-use development in Arlington will include a dual-branded Hilton hotel project, according to Jatin Kumar, managing principal and chief investment officer of KingsLane Group.
Kumar told the Commercial Appeal the group plans to develop a $30 million Home2 Suites and Hampton Inn & Suites on 3.4 acres at Providence Place. The mixed-use development is located on the south side of Milton Wilson Boulevard near Airline Road.
The project would be 150 rooms total between the two brands, with a shared lobby as well as certain shared operations and amenities,
according to Kumar.
“The dual-brand concept gives us the ability to serve different types of travelers, while also creating efficiencies of having two brands in one building,” Kumar said.
Construction projected for early 2027
Kumar said his group is targeting the first quarter of 2027 to break ground on the dual hotel project. They’re currently working through the design and planning and permitting processes before construction begins.
“There are a lot of details involved in putting two Hilton brands into one building, so we’re working closely with the different teams to make sure we get the project right before we go vertical,” Kumar said.
Additionally, Kumar estimates 18 months of construction for the project once its breaks ground.
“Based on the current schedule, that would put us roughly in the fall of 2028 range for opening, assuming everything stays on schedule,” Kumar said.
According to Kumar, the property for the hotel project was acquired through Arlington Hotel Group, LLC, which is affiliated with KingsLane Group.
Tower Ventures sold the 3.4-acre lot to the Arlington Hotel Group, which had the property under contract for a year, and it closed in August.
Benjamin Orgel is a principal at Memphis-based Tower Ventures CRE LLC, which is developing Providence Place. He’s confident in what the group will bring to the mixed-use development site.
“We are very excited to have KingsLane at our development Providence Place,” Orgel said. “Their expertise and background will be a perfect fit for our exciting project.”
Why was Arlington chosen for the project?
Kumar’s partner on the dual Home2 Suites and Hampton Inn & Suites project is Nitin Khanna, who is the managing principal and CEO of KingsLane Group.
Khanna said the group had been studying the Arlington market for about a year before it put the property under contract. Khanna said the group believes in Arlington’s long-term growth.
“There’s residential growth, commercial development and investment happening in that part of Shelby County, and we think the demand for quality hotel rooms will grow along with it,” Khanna said. “For us, this is a long-term investment. We’re not just looking at where Arlington is today. We’re looking at where we believe Arlington and the surrounding area will be in the coming years.”
According to recent U.S. Census data, Arlingtongrew from 11,517 people to 15,703 people as of July 1, 2025, and has shown 5.9% population growth from April 1, 2020 to July 1, 2025.
Khanna explained what appeals them about Providence Place is the overall vision for the development and its association with the group developing Providence Place.
"It’s not just one isolated development,” Khanna said. “It’s a mixed-use project bringing together residential, retail, office, medical and hospitality uses. Our relationship with the Orgels and their vision for the Providence Place was the key driver.”
Khanna said the dual Home2 Suites and Hampton Inn & Suites adds another piece to what’s happening at Providence and in Arlington.
“We liked the combination of Hampton and Home2,” Khanna said. “Hampton has a very strong following, particularly with business and transient travelers, while Home2 is an extended-stay product with larger rooms that works well for families, leisure travelers and guests staying for longer periods. Putting the two together lets us serve a broader range of guests.
Khanna believes having a 150-room premier hotel brings visitors into the community, who are going to eat at local restaurants, shop locally and use other businesses and services in the area.
“More broadly, we think having additional high-quality, nationally branded hotel rooms helps Arlington as it continues attracting businesses, residents, events and other development,” Khanna said. “We see this as an investment in where Arlington is headed, and we’re excited to be part of that growth.”
Who is the KingsLane Group?
The Raleigh, North Carolina-based hospitality management and development firm KingsLane Group was founded in 2019 and started with one hotel — the 93-room Courtyard by Marriott Memphis Germantown at 7750 Wolf River Blvd. — built in 1997. The group has grown its portfolio to more than a dozen hotels with more than 1,050 rooms across several markets, according to Kumar.
In addition to the Courtyard, other Memphis area hotels that KingsLane Group also manages includes the Voco Hotel Napoleon in Downtown Memphis and Fairfield Inn & Suites by Marriott Memphis at I-240 and Perkins Road.
“We currently own and operate in five different states with a range of different brands,” Kumar said. “We have several new developments in the pipeline in other states. We are always looking for new opportunities where we believe we can have a positive impact on a community, and the return on investment meets our criteria.”
More on Providence Place development
Providence Place will incorporate a mixture of retail, office, hospitality, amenities and residential uses.
The upscale lofts portion of Providence Place officially broke ground in early January. Orgel said construction of the $40 million lofts project should be ready by Summer 2027.
