Total home sales have stayed relatively flat year-over-year in the Shelby County suburbs.
Through the first six months of 2026, 1,560 total homes were sold in the Memphis suburbs, which is almost even from the 1,561 sold during the same period in 2025, according to data from the Memphis Area Association of Realtors.
Colliervilleand Millingtonsaw an increase in homes sold, while Lakelandstayed flat year-over-year. Bartlett, Germantownand Arlingtonall saw decreases. Additionally, Bartlett, Collierville and Arlington witnessed median home sales price drop year-to-date, while Collierville and Germantown saw increases.
In Shelby County as a whole, the county
saw an 8% decrease in the number of homes sold year-to-date, dropping from 6,209 to 6,747.
However, the median home price year-to-date rose to $215,000 from $205,500 in Shelby County at this time last year, a modest 4.6% increase.
Here is a look at total home sales in each Shelby County suburb and the median sales price. The MAAR data compares the number of homes sold from January to June 2026 to the same period in 2025.
Collierville
Collierville had the most homes sold with 422, which was a 3.4% increase from 408 during the same period in 2025. Collierville also had the highest median sales price at $504,500, a 4.8% decrease from $529,950 last year.
Bartlett
Bartlett had the second-most homes sold with 399, but there was a 4.3% decline from 417 homes sold during the same time frame last year. In addition, the median sales price dropped 3.2% from $315,000 to $305,000 in June.
Germantown
Germantown had the third-most homes sold through June with 346. However, it was a 2.5% drop from 355 home sales during the same time period a year ago. Additionally, Germantown’s median sales price rose 4.4% from $460,000 to $480,250 in June.
Arlington
Arlington tallied 139 homes sold through June, which was a 4.8% reduction from 146 total homes sales during the same period in 2025. Arlington’s 8.4% drop in median sales price was the largest declined among the suburbs. The year-over-year median price reduced from $458,500 to $420,000 in June.
Lakeland
Lakeland saw no change in the amount of homes sold year-over-year with 114 sold in June, which was the same from the same time period last year. Lakeland’s also saw a 4.3% rise in median sales price, from $443,500 to $462,500 in June.
Millington
Millington had the fewest total homes sold through June with 140. However, Millington's 15.7% increase was the biggest jump among the suburbs from 121 homes sold from the same time period in June 2025. Furthermore, Millington’s median sales price rose 4.6%, from $250,000 to $261,495 in June.
