New home construction sales year-over-year in the Shelby County suburbs are still lagging, while there were more total homes sold in the suburbs during the same period.
Through the first seven months of 2026, 160 new total homes were sold in the Shelby County suburbs, which is less than from the 189 total new home salesduring the same period in 2025, according to data from the Memphis Area Association of Realtors. Nonetheless, the data revealed 1,900 total homes sold through 2026 across all of the Shelby County suburbs, which is an increase from 1,860 total homes during the exact period in 2025.

market since 2016. O'Hare told the Commercial Appeal that he would describe the current suburban market as pretty stable overall.
"Total sales are slightly ahead of last year, although the numbers vary depending on the community," O'Hare said. "New home sales are down some, but again, this isn't consistent across every suburb."

Plentiful homes on the local market
According to O'Hare, the biggest change happening in the local real estate market is inventory. He said there are now more homes on the Memphis market than at any point since November 2016. In July, there were 5,192 active listings compared to 4,601 a year ago.
"That increase in inventory is giving buyers more choices and more leverage," O'Hare said. "Buyers can afford to be more patient and picky about price, condition and location. At the same time, sellers are competing for buyers more than they've had to since November 2016. Homes are still selling, but pricing and presentation matter more when buyers have this many options."
O'Hare foresees more home choices will continue to be the direction happening in the market going into the next half of the year.
"As we move into the fall, I think that's the trend to watch," O'Hare said. "Demand is still there and the market has remained fairly stable, but buyers have significantly more options than they've had in quite a while."
New homes, new median sales price data
Bartlett and Lakeland saw an increase in new homes sold, while Germantown, Collierville, Arlington and Millington all had decreases year-over-year in new homes sales. Additionally, only Bartlett and Millington witnessed median new home sales price drops year-to-date, while Germantown, Collierville, Lakeland and Millington saw increases.
Bartlett
Bartlett had 18 new homes sold year-to-date, which was a 20% increase from 15 in 2025. The year-to-date new median home sales price dropped 4.7% from $349,000 in 2025 to $333,595.
Germantown
Germantown had 10 new homes sold year-to-date, which was a 23.1% decline from 13 in 2025. The $1.4 million year-to-date median price for new home sales was 16.9% higher than the $1.2 million year-to-date in 2025.
Collierville
Collierville registered the most new home units sold with 45 year-to-date. However, it was a 28.6% decrease from the 63 new home sales year-to-date in 2025. Collierville’s median new home sales price rose 10.1% from $675,000 to $742,964.
Lakeland
Lakeland collected 12 new home units sold year-to-date, which was a 9.1% increase from 11 in 2025. Lakeland’s median sales price for new homes sales rose 3.9%, from 637,800 in 2025 to $662,800 year-to-date.
Arlington
Arlington’s 23.4% decline was the biggest decrease among the suburbs in new homes sold year-to-date. The suburb had 36 new homes sold compared to 47 in 2025. Arlington’s median sales price for new home sales increased 2.6% from $524,950 in 2025 to $538,537 year-to-date.
Millington
Millington was second behind Collierville in new home units sold with 39 year-to-date. It was a 2.5% decrease from 40 in 2025. The median sales price for new home sales in Millington dropped 6.9%, from $329,770 to $306,990 year-to-date.
Median sales price breakdown
Bartlett, Collierville and Millington all saw increases in total homes sales year-to-date, while Germantown, Lakeland and Arlington all had decreases year-over-year in total homes sold. In addition, the median sales price for Bartlett, Collierville, Arlington and Millington lowered year-to-date, while it increased for Germantown and Lakeland.

Bartlett
Bartlett had 488 total homes sold year-to-date, which was a 0.4% increase from 486 in 2025. Bartlett’s median sales price dropped 1.7% from $315,000 to $309,500.
Germantown
Germantown saw a 3.6% decrease in total homes sales from 439 units to 423 total homes sales year-to-date. The suburb’s median sales price rose from $460,000 to $480,000 year-to-date.
Collierville
Collierville registered 505 total homes sales year-to-date, which was the most among the suburbs. It was also a 5.6% increase from 478 total units in 2025. The median sales price for Collierville declined 3.1%, from 528,250 to $512,000 year-to-date.
Lakeland
Lakeland had a 4.8% drop in total home units sold from 145 to 138 total homes sales year-to-date. The median sales price for a home in Lakeland rose 3.2%, from $450,000 to $464,500.
Arlington
Arlington had 171 total home units sold, which was a slight 1.7% drop from 174 total homes sales year-to-date in 2025. The median sales price decreased 4.7% from $450,950 to $429,950 year-to-date.
Millington
Millington had the smallest number of homes sold among the suburbs with 175 total sales year-to-date. However, the 26.8% increase from 138 total homes sales in 2025, was the highest percentage increase among the suburbs. Millington’s median sales price dropped 3.2%, from $258,250 to $250,000.
What does new home and total homes sales look like in Shelby County?
In Shelby County as a whole, the county saw a 6.1% decrease in the number of homes sold year-to-date, dropping from 7,909 to 7,424. The county also had a 3.3% decline in the number of new home sales from 276 to 267.
