Memphis home sales saw a noticeable decrease from January to June 2026 compared to the same period last year, according to data released by Memphis Area Association of Realtors.
In Shelby County, the median home price year-to-date rose to $215,000 from $205,500 at this time last year, a modest 4.6% increase.
The county as a whole saw an 8% decrease in the number of homes sold year-to-date, dropping from 6,209 to 6,747.
That trend remains very similar inside Memphis city limits, where nearly all neighborhoods decreased the number of homes sold. It's a good time for buyers,
as the median sales price also dropped in all but two Memphis neighborhoods.
Here's a closer look at how specific Memphis neighborhoods have faired as of Q2 2026.
Memphis neighborhoods by number of homes sold in 2026
The majority of Memphis neighborhoods sold less in the second quarter of 2026 compared to a year ago. The data compares the number of homes sold from January to June 2026 to the same period in 2025:
- South Memphis: 403 units; down from 473, a 14.8% decrease
- Hickory Hill: 354 units; down from 438, a 19.2% decrease
- Midtown: 430 units; up from 406, the only area which saw an increase at 5.9%
- Whitehaven: 385 units; down from 435, an 11.5% decrease
- Raleigh: 303 units; down from 379, a 20.1% decrease
- Berclair: 230 units; down from 303, the largest decrease at 24.1%
- Parkway Village: 209 units; down from 213, the smallest decrease at 1.9%
- Downtown: no change, 197 units sold in both years
- Frayser: 416 units; down from 470, an 11.5% decrease
- East Memphis: 1,043 units; down from 1,216, a 14.2% decrease

Memphis neighborhoods by median home price in 2026
The majority of Memphis neighborhoods sold for less money in the second quarter of 2026 compared to a year ago. The data compares the median price of homes sold from January to June 2026 to the same period in 2025:
- South Memphis: $64,000; down from $70,000, the largest decrease among neighborhoods at 8.6%
- Hickory Hill: $189,900 down from $195,950, the smallest decrease at 3.1%
- Midtown: $197,000 up from $153,500, one of two areas which saw an increase at 28.3%
- Whitehaven: $115,000 down from $120,000, a 4.2% decrease
- Raleigh: $150,000 down from $160,000, a 6.3% decrease
- Berclair: Median sales price remained at $100,000
- Parkway Village: $120,000 down from $125,000, a 4% decrease
- Downtown: Median sales price remained at $225,000
- Frayser: $92,000 down from $100,000, an 8% decrease
- East Memphis: $229,000 up from $223,500, one of two areas which saw an increase at 2.5%
