When compared to a year ago, September was a rather sluggish month for much of the Coachella Valley estate market.
Detached single family home sales were down — often significantly — in six of the valley’s nine cities. Only Indio saw a significant increase, while Palm Desert and Coachella saw modest increases.
Movement on the pricing side of the equation, meanwhile, was largely split geographically. The valley’s westernmost cities saw median sale prices decline by between 8% and 16% compared to Sept. 2025. Prices were flat in Rancho Mirage and Indio and up in the other four cities, with La Quinta seeing a whopping 43% increase in median sale price.
That city was also home to what was by far the most expensive home sold in the valley last month:
a 10,260-square-foot palace in the ultra-exclusive Madison Club with seven bedrooms and eight bathrooms.
