Clear Coachella Valley-wide trends are hard to come by when it comes to the state of the local real estate market.
According to the latest market data shared with The Desert Sun, median home sale prices were up in July compared to the same month a year ago in four Coachella Valley cities, but down in the other five.
The same was true of sales, with four of cities seeing more sales than in July 2025 while the rest saw fewer. Typically, sales increase as prices decline, and vice versa. But that was also only true in four of the cities, while the other five bucked that expected correlation.
Intriguingly, the markets in neighboring cities were often going in starkly different directions. The number of homes sold was down big time in Palm Desert, while
the median sale price was up by nearly 27%. But in La Quinta, median sale prices dropped by 14% and sales volume dropped, too, by more than 50%. Several other cities saw smaller shifts.
