Another residential development is in the works for this southern Brunswick County beach.
Ocean Isle Beach Road is slowly turning from a tree-lined beach route to neighborhoods. As the construction continues, another project could add to the pile of nearly 3,500 single-family homes in the que to build.
Ocean Isle Beach Road is a 6-mile major access connecting U.S. 17 and Ocean Isle Beach. The two-laned road also serves as an evacuation route for local residents.
More than 8,000 residential units have already been approved for the unincorporated area surrounding Ocean Isle Beach. Of that, roughly 4,800 of the units are located directly off Ocean Isle Beach Road and 4,512 of them have yet to be built.

Drive SW and Watts Road SW are to be the next addition.
Both properties are owned by McMullan Partners, LLC, according to county tax records. Business documents filed to the North Carolina Secretary of State show Rube McMullan as the registered agent of McMullan Partners, LLC. McMullan is a local real estate developer.
Now, there is a new proposal to construct around 250 single family homes on two properties owned by McMullan that straddle Ocean Isle Beach Road. If approved and built, the project would sit on roughly 106 acres. While the number does not seem large, the development would bring the area to nearly 8,500 approved residential units.
While no formal plans have been submitted to the county, a neighborhood meeting was held on Aug. 4 for a proposed single-family residential project Before the meeting, nearby residents were given a letter that included a contact email associated with NVR, Inc. NVR is a national homebuilder and parent company of Ryan Homes, NVHomes and Heartland Homes.
Ryan Homes is the developer and builder that will be buying the land, McMullan confirmed.

McMullan Partners also owned the neighboring McMullan Tract, now owned by Pulte Home Company, LLC, and called Marshwood Landing. This project includes 550 single-family homes on 249 acres.
The company also owns more than 556 acres of vacant property divided into different parcels ranging from Ocean Isle Beach Road frontage and backwoods bordering Shallotte jurisdiction. On of the properties is a 251-acre parcel extending from Marshwood Landing to the roundabout intersection of Ocean Isle Beach Road and Old Georgetown Road.
McMullan said there are no plans for the other properties as of now.
"We are talking to a lot of different people, there's a tremendous amount of interest from national developers to [be] in that area," McMullan said.
