More homes could be coming near Rocky Point.
Yet another development has been proposed east of Rocky Point. It’s an area near both I-40 and the Northeast Cape Fear River, and developers have shown continued interest in it.
Several other housing communities are planned in the area and will be built over the next few years, bringing a pool of thousands of new residents.
This newest development, called Riverstead, will add a drop to that pond. The project proposes 90 single-family homes across about 175 acres.
Here’s what’s being built, and a look at how the area could change over the next few years.
Rocky Point homes
Rocky Point makes sense for developers in a handful of ways. For one, it offers proximity to Wilmington. And unlike other areas with that same proximity,
Rocky Point hasn’t yet been hit with that same level of growth and traffic.
It might not be surprising, then, that several developments have been proposed near Rocky Point over the past couple of years. Together, they’ll add thousands of new residents to the area.
Perhaps most notable among them is Lanes Ferry, which will bring over 2,500 new homes on its own when complete.
The proposed Riverstead community is only a few miles away from where Lanes Ferry will be -- but it includes just a fraction of the homes.
Plans for Riverstead include just 90 homes across about 175 acres, making this project less dense than many of the others proposed near Rocky Point. The property is located between N.C. 210 and the Northeast Cape Fear River -- around 5 miles from Rocky Point itself.
Riverstead won’t bring impacts as heavy as some of its future neighboring developments. But it does show the area continues to be attractive to developers, particularly when it comes to single-family housing.
While the project's current framing is small in scale, the owners own several adjacent lots that far exceed the 175-acre footprint proposed for Riverstead, leaving open the possibility of future development.
Who’s behind the project?
According to documents submitted to Pender County, the development was proposed by Riverstead Ventures, a company associated with Logan Homes, a major homebuilder in the area.
Logan Homes is behind communities across Brunswick and Pender counties.
