Georgiais not among the states whereyounger adultsmake up the largest share of prospective homebuyers, according to a new SmartAssetanalysis of mortgage application data.
The study rankedGeorgia No. 39 nationwide, with adults younger than 35 accounting for 17.9% of conventional mortgage applications in the state during 2025.

How many applications are there?
SmartAsset found 92,511 mortgage applications from Georgia applicants under 35 during the year analyzed.
The figure represents mortgage applications, not completed home purchases.
The study used federal Home Mortgage Disclosure Act data and included applications that were approved, denied, withdrawn, incomplete, or otherwise resolved.
Cash home purchases were not included.
What does a Georgia home cost?
The typical Georgia home value
was $333,559 as of April 2026, according to Zillow data cited in the study.
That puts Georgia below several states with higher typical home values, but the percentage of mortgage applications from younger adults still varied considerably across the country.
Top states for young buyers
North Dakota ranked No. 1, with adults younger than 35 accounting for 28.3% of mortgage applications.
West Virginia followed at 26.5%, while Nebraska and Iowa were also above 25%.
SmartAsset noted that each of the four states with the highest shares, North Dakota, West Virginia, Nebraska and Iowa, had typical home values below $300,000.
What is the worst state for young homebuyers?
At the bottom of the ranking, No. 50, Delaware had the smallest share at 13.4%.
What about Georgia's neighboring states?
Georgia's 17.9% share also puts it behind some nearby Southern states in the study.

SmartAsset's analysis used 2025 HMDA data, the most recent available, and combined applicants under 25 with those ages 25 to 34 to calculate the share of mortgage applications from people younger than 35.
