Homebuyers and sellers can have very different levels of negotiating power dependingon where they live, and a new analysis identifies two Georgia ZIP codeswhere the balance is especially favorable to one side of the market.
ConsumerAffairsanalyzed housing market data for more than 6,000 ZIP codes across the country to determine where buyers and sellers have the most negotiating power.
In Georgia, Columbus' 31808 ZIP code stands out as the strongest market for sellers, while Atlanta's 30314 ZIP code gives buyers the biggest advantage, according to the analysis.
Here's what we know.
Best ZIP code for sellers in Georgia
The 31808 area of Columbus ranks as the best Georgia ZIP code for sellers.

Homes in the area have just 2.1 months of supply, meaning it would take about 2.1 months to sell
all of the homes currently on the market if no new listings were added.
That limited supply can give sellers more leverage because buyers have fewer homes to choose from and less opportunity to shop around.
The numbers also show that homes in the Columbus ZIP code are selling relatively quickly.
About 36.4% of homes sell above asking price, compared with a national rate of 23.5%, according to ConsumerAffairs.
Meanwhile, 42% of homes in 31808 are off the market within two weeks. Nationally, 37.1% of homes are off the market within that same period.
Together, the figures put 31808 at the top of Georgia's seller-friendly housing markets in the report.
Atlanta ZIP code gives buyers the biggest advantage
On the other side of the market, Atlanta's 30314 ZIP code is identified as Georgia's strongest buyers' market.
From April through June 2026, just 11.1% of homes sold above their list price in the ZIP code, well below the national rate of 23.5%.
Homes in 30314 also sold for an average of 96% of the asking price. Nationwide, homes sold for an average of 98% of their asking price.
The amount of time homes spend on the market also favors buyers.
Homes in 30314 had a median time on the market of 86 days, compared with a national median of 60 days.
For buyers, the longer market time can mean more opportunity to look at homes and potentially negotiate on price.
Two very different Georgia housing markets
The ConsumerAffairs analysis highlights how much negotiating power can vary between Georgia ZIP codes.
In Columbus' 31808, limited inventory, above-asking sales and faster sales give sellers the stronger position.
In Atlanta's 30314, fewer homes are selling above asking price, homes are selling for a lower share of their asking prices and properties are spending more time on the market, giving buyers more leverage.

Methodology
ConsumerAffairs analyzed housing data from 6,291 U.S. ZIP codes, using Redfin Data Center figures from April through June 2026.
The analysis considered five factors: months of housing supply, average sale-to-list price ratio, the share of homes selling above asking price, median days on the market and the share of listings with price reductions.
Each ZIP code received a score based on how favorable its market conditions were for buyers. The weighted results produced a final score out of 100. Higher scores represented stronger buyers' markets, while lower scores represented stronger sellers’ markets. Scores near 50 indicated a more balanced market.
ConsumerAffairs included ZIP codes with at least 50 home sales during the study period and limited the analysis to metro areas with at least 150,000 residents. The researchers said this helped reduce volatility in lower-volume markets.
The rankings reflect housing conditions during April through June 2026 and can change as market conditions shift. ConsumerAffairs also noted that Redfin data may be incomplete or unavailable in some areas.
