Bryan County Commissioners voted 3-2 to deny a rezoning request from agriculture to commercial for a mixed-use development in Ellabell during its regular meeting Tuesday night.
Baca Properties, LLC is seeking to develop 270 apartments and 29,000 square feet of commercial space on Highway 280 across from Aspen Lane and Hyundai Motor Group Metaplant America.
William Cunningham of Coleman Company, who represented Baca Properties, LLC, went before commissioners to petition the board to approve the change in land use.
"We wanted to comply with the comprehensive plan so we're aiming for a true mixed-use development with commercial on the front and multifamily in the rear," said Cunningham. "There isn't currently water and sewer available in front of
this property and so we are fully agreeing to hold development until that happens but we also feel that the timing of this development would also be timely with the extension of utilities to the site to have that happen in a timely manner."
The Bryan County Planning and Zoning Board voted Aug. 18 to recommend approval for a request to rezone the 35 acres.
No local residents or property owners spoke in opposition to the proposed development. The board made a motion to revisit the item at its meeting in November. Commissioners did not state why they voted to deny the rezoning.
