
The Bryan County Planning and Zoning Board voted Aug. 18 to recommend approval for a request to rezone 35 acres from agricultural to commercial use. The final decision rests with the Board of Commissioners which has not yet been scheduled.
William Cunningham of Coleman Company represented Baca Properties, LLC, which is seeking to develop 270 apartments and 29,000 square feet of commercial space on a Highway 280 parcel off Highway 280 near Kia Drive and Olive Branch Road near Hyundai Motor Group Metaplant America.
Staff members from the Georgia Department of Transportation are currently working out of trailers located on the land where the proposed development would be located.
A conceptual plan presented during the meeting revealed the development
could produce a little over 3,000 traffic trips per day.
“When we were looking at the highest and best use of this property, we want to be in character with the Bryan County comp plan," said Cunningham. “For the commercial interchange, we decided on that district because of its proximity to I-16. There is a wide arrangement of zonings in that area. It's an area that is prone to growth.”
A construction timeline has not been established. No local residents or property owners spoke in opposition to the proposed development.
The planning and zoning board is also expected to hear a rezoning request for a 126-acre mixed-use development on Highway 80 for both residential units and commercial development.
The north end has grown significantly in recent years. WoodSpring Suites, Ellabell’s first hotel, opened last summer. Land clearing is underway for Bryan Logistics Park on Eldora Road. The industrial development is expected to have a little over 895,000 square feet of warehouse space across three buildings.
