SLEEPY HOLLOW — Sun Homes has opened sales for the final 32 townhomes at One Kingsland, marking the last opportunity to buy a townhome within Edge-on-Hudson, the 70-acre master-planned community along the Hudson River.
The third and final phase comes after strong sales in the neighborhood’s first two releases. The first phase, which included 30 homes, sold out within six months of its May 2025 launch. In the second phase, 27 of 28 homes have sold since sales began in November 2025.
The remaining homes are priced from $2 million and range from about 2,955 to 4,140 square feet. Select residences offer unobstructed views of the Hudson River and Kingsland Point Park, while the development’s location provides access to Metro-North service to Grand
Central Terminal in about 40 minutes.
Final townhomes at One Kingsland
The Phase 3 homes are offered in five models: Mulberry, Jasper, Elm, Ainsley and Hendricks. Each four-story townhome includes an elevator, brick and stone facade, two-car garage, 10-foot ceilings, fireplace, hardwood flooring and oversized windows.
Homes also feature fourth-floor lofts and private rooftop terraces. Kitchens include large islands and Thermador appliances, while select residences have Juliet balconies and French glass doors. All Ainsley and Hendricks homes feature unobstructed views of the Hudson River, Kingsland Point Park and the historic Sleepy Hollow Lighthouse.
“One Kingsland has exceeded our expectations from the start, with strong demand driven by buyers seeking exceptional design, thoughtful layouts, and a truly unique waterfront lifestyle,” Peter Chavkin, a Sun Homes partner in development, said in a news release. “With this third and final release, we are offering buyers a true last chance to own a townhome here at Edge-on-Hudson.”
Guy Mazzola, the managing partner at Sun Homes, said the construction is progressing across all three phases of One Kingsland. The first Phase 1 homes are beginning to close this summer, while the Phase 3 residences are at various stages of construction. Sun Homes expects construction and home deliveries to continue on a phased schedule as the neighborhood progresses toward completion.
Mazzola added that there has been “great interest” in Phase 3 following the near sellout of the first two phases.
New amenities and waterfront access at One Kingsland
One Kingsland’s resident amenities are also under construction, including a clubhouse, 1,200-square-foot fitness center and outdoor pool. Sun Homes said the amenities are anticipated to open later this fall. The clubhouse will include a catering kitchen and indoor-outdoor dining areas, while the fitness center will offer cardio and strength equipment as well as space for yoga and stretching. The pool area will include a 75-foot lap pool, lounge areas and cabanas.
Edge-on-Hudson includes more than 16 acres of parks, the scenic RiverWalk, a kayak launch and trails along the Hudson. The community’s retail and dining offerings include a DeCicco & Sons flagship, while nearby downtown Tarrytown provides additional restaurants, shops and cultural attractions.
A community shuttle provides weekday service between Edge-on-Hudson and the Tarrytown Metro-North station. Prospective buyers can visit the One Kingsland sales gallery at 405 Legend Drive in Sleepy Hollow.
The final collection also represents a milestone for the broader Edge-on-Hudson development and the Sleepy Hollow waterfront.
“As One Kingsland begins to welcome new homeowners, we’re seeing the vision for Edge-on-Hudson come to life with more residents, activity and energy along Sleepy Hollow’s waterfront," Mazzola said.
