Publix, West Elm, restaurants, other tenants coming to Seven Pines

Jacksonville’s massive Seven Pines development is filling out its shopping and dining lineup.

With everything from a Publix to chef-driven restaurants to home retailers and a new fitness concept, plans

for the Southside community are well underway.

Regency Centers announced a confirmed lineup of 23 tenants for The Village at Seven Pines, a 250,000-square-foot open-air shopping center under construction near Interstate 295 and Butler Boulevard.

The first businesses are expected to open in 2027, including Publix, which is set to open in April.

The Village at Seven Pines, as shown in renderings, is set to include multiple restaurants and retail shops as well as a Publix supermarket as the anchor.

The lineup also brings several notable returns and debuts to Jacksonville, including Williams Sonoma, West Elm and Pottery Barn Kids, which were formerly at the St. Johns Town Center. South Florida Italian restaurant Lynora’s, Yoga Joint and Solidcore are among the new-to-Duval brands planning their first Northeast Florida locations.

The Village at Seven Pines is 74% leased and committed, according to Regency, with more tenant announcements expected in the coming months.

What stores are coming to The Village at Seven Pines in Jacksonville?

The Village at Seven Pines will include a mix of grocery, home, fashion and specialty retailers.

Publix Super Markets and Publix Liquors, scheduled to open in April, will anchor the development.

Three brands owned by Williams-Sonoma Inc. are also joining the shopping center: Williams Sonoma, West Elm and Pottery Barn Kids.

All three previously operated stores at St. Johns Town Center and will return to the Jacksonville market at Seven Pines.

The site plan for Seven Pines, a new master-planned community to be located in the southeast quadrant of Butler Boulevard and Interstate 295. The project is under development by ICI Homes and David Weekley Homes.

The retail lineup also includes Chey & Chawn, a Jacksonville Beach boutique founded by twin sisters Cheyenne and Chawnee Gulick in 2021, and Beau Outfitters, the Southern lifestyle and outdoor apparel retailer that has operated in San Marco Square since 2012.

Chase Bank is also slated for the development.

What restaurants are coming to Seven Pines?

At least seven restaurant and food concepts are planned for The Village at Seven Pines, ranging from quick-service restaurants to an unnamed upscale dining concept.

Ember + Iron, a St. Augustine-founded restaurant specializing in steaks, seafood and wood-fired dishes, will open at the development.

Hawkers Asian Street Food, which was founded in Orlando and already has a Jacksonville restaurant in Five Points and one at Neptune Beach, will also join the lineup. Its Seven Pines restaurant is planned with a covered patio overlooking the development’s Plaza Green.

South Florida Italian restaurant Lynora’s will make its North Florida debut at Seven Pines. The family-owned restaurant traces its roots to Lake Worth in 1976 and has expanded to several South Florida locations.

Jacksonville-area restaurant 1928 Cuban Bistro will open a Southside location as well. The Cuban restaurant already has locations across Duval, Clay, Nassau and St. Johns counties.

Chipotle Mexican Grill and juice and smoothie chain Pure Green round out the currently named food and restaurant tenants.

Are West Elm and Williams Sonoma coming back to Jacksonville?

Yes. West Elm, Williams Sonoma and Pottery Barn Kids are all returning to Jacksonville as part of The Village at Seven Pines.

The three Williams-Sonoma Inc. brands previously had stores at St. Johns Town Center before exiting the shopping center.

At Seven Pines, Williams Sonoma is planned for about 5,500 square feet, West Elm for about 12,000 square feet and Pottery Barn Kids for about 7,500 square feet, according to Regency's current leasing materials.

Their return will put all three brands in the same open-air development a short distance from their former Town Center locations.

What gyms and fitness studios are opening at Seven Pines?

Several fitness and wellness businesses are making their Jacksonville or Northeast Florida debuts at The Village at Seven Pines.

Yoga Joint, a Fort Lauderdale-based hot yoga and fitness studio chain, will enter Northeast Florida with a Seven Pines location.

The development will also get Jacksonville’s first solidcore, a strength-training studio founded in Washington, D.C., that uses custom reformer-style machines.

Sweathouz, an Atlanta-based wellness company offering private infrared sauna, cold plunge and vitamin C shower sessions, will open its first Jacksonville location.

The wellness lineup also includes RE Spa, Sophia Avera Salon & Spa, Imperial Nails Spa and Bold City Eye Institute.

Sophia Avera, which has an existing salon and spa in Jacksonville Beach, will expand to the Southside. RE Spa will open its second full-service Jacksonville location, according to Regency.

Where is The Village at Seven Pines?

The Village at Seven Pines is being built within the Seven Pines master-planned community on Jacksonville’s Southside, southeast of the Interstate 295 and Butler Boulevard interchange.

Seven Pines encompasses more than 1,000 acres on land historically owned by Jacksonville’s Skinner family. Plans for the broader community include about 1,600 homes and apartments along with more than 1 million square feet of commercial and retail development.

The location puts the new shopping center near St. Johns Town Center and the University of North Florida.

Regency broke ground on The Village at Seven Pines in February, describing the project as a regional shopping and dining destination rather than a retail center solely serving Seven Pines residents.

When will The Village at Seven Pines open?

The first stores and restaurants at The Village at Seven Pines are expected to begin opening in 2027.

Publix has the most specific opening date announced so far, with the grocery store scheduled to open in April.

Individual opening dates for most of the other businesses have not yet been announced.

Is Regency Centers moving its Jacksonville headquarters to Seven Pines?

Yes. Regency Centers plans to relocate its Jacksonville corporate headquarters from Downtown to the Seven Pines development.

The Jacksonville company, which develops and operates shopping centers around the country, will move into new office space at the project after its completion.

The company has previously estimated The Village at Seven Pines as a roughly $112 million development. Regency's investor materials list Publix as its grocery anchor and project stabilization in 2028.
