Residents of the Durbin Park area will soon have another major shopping destination to add to the growing retail corridor along Interstate 95 and State Road 9B.
Whole Foods Market will anchor the development, which also will include TJ Maxx, Firebirds Wood Fired Grill and Shake Shack.
The Berkeley at Durbin Park, a new 106,054-square-foot grocery-anchored retail center, is planned for East Peyton Parkway next to UF Health Durbin Park. Regency Centers, which will develop and own the center, said it plans to break ground during the fourth quarter of 2026.
Where is the new Whole Foods in Durbin Park going?
The new Whole Foods Market will be part of The Berkeley at Durbin Park on East Peyton Parkway, adjacent to UF Health Durbin Park in St.
Johns County.
The development is positioned near the I-95 and State Road 9B interchange, placing it within one of the region’s major growth corridors.
The site is also across from the UF Health Durbin Park campus and is part of the broader expansion of commercial development in northern St. Johns County.

Is there already a Whole Foods near Jacksonville and St. Johns County?
Yes, Whole Foods already has stores in the Jacksonville area, including locations along San Jose Boulevard, Atlantic Boulevard and in Jacksonville Beach. The new Durbin Park store would give residents of northern St. Johns County a location much closer to the Durbin corridor.

The project is part of Regency's broader investment in the Jacksonville metropolitan area. The company also is developing The Village at Seven Pines, a 250,000-square-foot project in Jacksonville that is currently under construction.
Regency acquired more than 15 acres for The Berkeley at Durbin Park, according to company representatives and industry announcements.
