Ponte Vedra Beach is definitely on a hot streak these days, and we’re not just talking about the weather.
A massive villa at 1197 Ponte Vedra Blvd. was the third home sale to top eight figures in less than a month when it went for $19.8 million on Sept. 1. The sale was first reported by the Jacksonville Business Journal, which noted that the sellers, John and Phyllis Patterson, relocated just a couple miles north by purchasing the home of former NFL linebacker and broadcast analyst Matt Millen.
Their Aug. 14 purchase of 993 Ponte Vedra Blvd. for $16.5 million was part of that trio of blockbuster sales in less than a month. It's a trend that kicked into high gear this summer when a mansion belonging to a former Equifax CEO sold on June 15 for $13
million in June and hit a high note with the $22.2 million sale ofa Ponte Vedra Beach estate owned by Marcus Lemonis in July.
The home at 1197 Ponte Vedra Blvd. is nothing short of spectacular, perched on a generous 1.65-acre lot that boasts 220 feet of frontage along the Atlantic Ocean. The 12,095-square-foot floor plan includes the recent addition of a 3,500 guest house, completely outfitted with a full kitchen, living and dining areas, as well as three ensuite bedrooms.
It also has a plush media room.
"The guest house is detached, but it's all under one roof; you access it via a colonnade attached to the main house," said Elizabeth Hudgins of Berkshire Hathaway Home Services Florida Network Realty, who co-listed the home for the Pattersons in the sale with firm partner Sarah Alexander. "It's got its own media room, and the whole thing is so lovely, I could probably live in the guest house."
Built in 2009, the sellers completed a full renovation of the interiors shortly after their 2019 purchase. According to the listing description, it was built with poured concrete ICF construction and supported by more than 120 pilings, and "exemplifies exceptional engineering, enduring strength and timeless craftsmanship."

The outdoor amenities are equally impressive, with an infinity-edge pool and spa, summer kitchen, covered pavilion, dining terrace and a number of lounge areas overlooking the ocean.
Hudgins feels that the recent spate of high-dollar home sales is a sign that more buyers are discovering what First Coast residents have appreciated for years — an exceptional coastal lifestyle with a sense of privacy and community that is difficult to replicate. She pointed out that compared with some of the country’s better-known coastal markets, Ponte Vedra Beach has historically offered compelling value.
"The growing number of eight-figure asking prices reflects sellers’ confidence, but an asking price and a closed sale tell different stories," she said. "The sale of 1197 Ponte Vedra Boulevard for $19.75 million is a meaningful example of what a buyer was willing to pay for an extraordinary property here.”
If the trend continues through year end, the record for most expensive home sale could soon be shattered. The St. Johns Citizen recently reported that the owner of the Cowford Chophouse, an upscale steakhouse in downtown Jacksonville, has listed his Ponte Vedra Beach home for $27.5 million.
Not far behind are Jacksonville Beach, where a beautifully renovated Duval Drive home has been listed at $17 million, and Atlantic Beach, where another eight-figure listing is set to be announced. Whether you own a luxury home or are just a fan who swoons over the scenery they provide, there will no doubt be plenty to marvel about in the coming months.
