Sheetz is one step closer to bringing a new store to Hatfield.
A proposal outlining the redevelopment of the Zoto’s Diner property along Route 309 into a Sheetz convenience store with fuel service and drive-thru are to be presented at the next Hatfield Township commissioners workshop meeting Sept. 9.
During a planning and zoning committee report at the August board meeting, Commissioner Karla D’Alessio announced the upcoming presentation, saying that planning commission members voted unanimously at a recent meeting to allow the plan to move forward in the redevelopment process.
The proposed project, which was outlined in an application submitted by Quattro Development LLC, includes plans for a 6,139-square-foot building with a drive-thru pickup
lane, an eight-pump fuel canopy and 43 parking spaces. Additional elements are to include new sidewalks, curb islands, traffic signage, a masonry trash enclosure and a bio-retention basin for stormwater management.
Zoto’s Diner, which was first opened in 1973 by Nick and Steve Zoto, has been a longtime favorite among locals.
Today it's owned by Steve and Margaret Zoto, according to property records. It remains open.
In July, the commissioners voted unanimously in favor of approving the inter-municipal transfer of a liquor license from 3 Rivers Beer in Ambler to Sheetz.
The request was an early step in the approval process, said township solicitor Christen Pionzio, adding that the final authorization of the liquor license transfer will depend on the applicant continuing through the land development process and receiving approval from the Pennsylvania Liquor Control Board.
