Apartments are set to replace an abandoned auto facility along Lincoln Highway in Falls.
Falls Township planners previously unanimously recommended approval for a plan to construct a two-story building
with 84 apartments for residents 55 and older at 654 Lincoln Highway.
On Sept. 29, township supervisors unanimously granted preliminary and final land development approval for the project on 3 acres near Tyburn Road. The building would be no more than 50 feet high and would include 148 parking spaces, officials said in a news release.
The property neighbors the Calvary Full Gospel Church along Tyburn Road to the east, and private residences and small businesses to the west.
The developers originally wanted to build two four-story buildings to house 96 age-qualified units, but ultimately revised the plan through a land use appeal agreement with the township.
The existing vacant commercial buildings on the site would be demolished.
Heath Dumack of Dumack Engineering said the site will need “extensive remediation” to remove tires, some of which are buried, according to the release. The developer is also working with the Department of Health to address mosquito issues, he said.
Underground oil tanks have previously been removed, and an independent inspection company has monitored the property to ensure any leaks were addressed.
The project adds to a growing list of age-qualified developments that are underway across Bucks County.
Last fall, Hilltown officials in Upper Bucks granted preliminary approval to expand an existing Sellersville neighborhood with more than two dozen new age-restricted properties. Bristol Township officials also approved plans for nearly 100 age-qualified units at the former site of the Abraham Lincoln Elementary School in Levittown, a combination of senior apartments and stacked townhomes.
Meanwhile, Middletown is moving forward with Farms Edge at Shady Brook, a plan for 129 total homes on land that was previously part of the Shady Brook Farm property.
