Neshaminy Shore Picnic Park, a popular venue for summer celebrations for generations of Bucks County residents, is for sale with an asking price of $2.25 million.
The 7.45-acre family-owned park at 13 Beaver St. in Hulmeville is along the Neshaminy Creek. The property was posted for sale to social media Sept. 3.
“It has had significant renovations in the last three years,” said Realtor Mike Bottaro, who has the listing for HomeStarr Realty.
He added that the current owner, a man and his son who Bottaro said wish to remain anonymous, have sunk several hundred thousand dollars into completely renovating the in-ground pools and other amenities.
Even though the low-lying areas flood every decade or so, none of the offices or the picnic pavilion flood,
he said. The offices for the park are on higher ground, and the pavilion was raised above flood levels a couple of years ago.
“It’s a cash cow business, but it’s also a hands-on business and it depends on having the right staffing,” Bottaro said.
The park has had three owners since land was acquired by Seymour and Bella “Bunny” Shore. The Shores sold the place to Curtis and Michelle Dawson, who sold the place three years ago to its current owners. County tax recordsshow current ownership is “ADAMS LLC” in Villanova.
The land is zoned R-1, which is residential.
Asked if a developer could purchase it and build condos or townhouses, Bottaro said Hulmeville has restricted the property to its current footprint and use, meaning no new buildings, unless they are an upgrade to existing structures.
The restrictions were placed on the park because of its history of flooding, he added.
“It’s in a flood plain,” Bottaro said, “so no residential housing can ever be built there.”
The property includes four renovated in-ground swimming pools, including a baby pool. One of the larger pools has an adult water slide, Bottaro said.
There's also a catering hall with a commercial kitchen, a game room and multiple outdoor barbecue smokers, the listing states.
“The park, established and operated across three owners for roughly 55 years, has been a mainstay for corporate events and private parties in Bucks County,” Bottaro said.
There are also basketball and volleyball courts, mini golf, carnival and arcade games, pool tables, rock climbing and dunk tanks. There's also on-site and off-site catering and tent rentals.
The property has hosted private summer camps for decades.
Along the creek, a dock supports kayak rentals. The campus layout features a main office with a residence for a full-time maintenance man.
