Sevierville Pike in South Knox County is quickly becoming a prime location for development. Three residential projects could bring 90 new homes to the area, and drivers familiar with the neighborhood will notice for-sale signs on vacant lots along the road.
Knox County reclassified the corridor from rural to a "planned growth area" in its 2024 growth policy update, meaning smaller lots and less open land. Two subdivisions on Sevierville Pike, just minutes from each other, could generate a combined 52 homes.
A 34-single-family home development is under construction at 7803 Sevierville Pike. The 11-acre site was already rezoned to support this development in 2024, so Mesana Investments wasn't required to go before Knoxville-Knox County Planning
Commission.
Just down the street, Legends Development Partners proposed 18 single-family homes on a six-acre piece of land, currently empty aside from a vacant house. The developers bought the land earlier this year for $410,000 and the project is awaiting final approval.
This subdivision,Pruitt Farms, is expected to generate 208 average daily vehicle trips on what's now a two-lane road with 17 feet of pavement width. According to planning documents, no road improvements are recommended.
For sale signs can be seen along the corridor, some for undeveloped land and others with one home. There is a 1.5-acre piece of empty land listed for $125,000, a nearly 5-acre lot with an existing home for $455,000 and a 3-acre lot for $550,000.
At the edge of the neighborhood, at the corner of East Gov. John Sevier Highway and Sevierville Pike, another subdivision is underway. Approved in 2023, the Scott Campbell subdivision will add 37 townhomes.
