The condo-hotel rising next to Neyland Stadium will feature an exclusive level where guests can watch Tennessee football from above while cutting into an Italian steak.
The condo-hotel represents the final
stage of the $288 million 865 Neyland project, a multi-purpose entertainment district starting construction soon.
Tennessee athletics director Danny White shared a big update about the project Oct. 2 during Chancellor Donde Plowman's Advisory Board meeting, including a breakdown of the units: 186 hotel rooms, 51 luxury residences and 30 condo/hotel units.
The open-air terrace shown in renderings will be a private club level, White said, and it will require a membership. The club area will include a "high-end Italian steakhouse," White said. His presentation noted the club level will feature "ticketed viewing of football games."
The 24-story building, which will also have a rooftop bar, will be the "first customized hotel with a stadium experience orientation" in college sports, according to the presentation.
It also will be tied with the Riverview Tower downtown as the second-tallest building in Knoxville, though it won't be considered a skyscraper. The city's tallest building is First Horizon Plaza at 27 stories.
Along with the condo-hotel, 865 Neyland will feature approximately 100,000 square feet of indoor and outdoor entertainment space, restaurants, shops, event space and fan experiences.
The project is a public-private partnership between UT and development groups, similar to UT's partnership that has built three new dormitories on campus and will bring three more in the coming years.
A new G10 parking garage is scheduled for completion by August 2027. The primary portion of the 865 Neyland entertainment district, which would sit on top of the garage, is set to open in early 2028. The condo-hotel is scheduled to open in 2029.
UT is planning for the district to be a year-round destination for fans and the community. It's expected to create more than 450 permanent jobs and 1,300 construction jobs, attract more than 2.5 million annual visitors and generate more than $5 billion in economic impact over the next 30 years.
