More than 20,000 square feet of new retail space is up for grabs on Topside Road in Louisville thanks to a developer looking to replicate his Hardin Valley successes.
Jim Doss acquired 2132 Topside Road in 2018 with a plan to make the neighborhood a hub for businesses and residents. With the sister property just across the street near Pellissippi Parkway, which is now home to a 211-unit apartment complex, that dream was becoming reality.
The lot has various retail opportunities, real estate agent Roger Moore told Knox News. There's a strip mall with 15,000 square feet of leasable space along with freestanding buildings.
Moore said only a few businesses have signed on to lease the spaces, including a Jimmy John's and a nail salon. His firm NAI Koella
RM Moore is in talks with several other interested companies, including breakfast spots, coffee shops, a donut store, dentists and medical providers.
"There's lots of activity all at different stages of commitment," Moore said.
The real estate agent said despite their best efforts, a grocery store is not likely to move into the retail space. But with heavy traffic and growing interest in leasing, the stores will be filled soon, he said.
Moore explained this was a longtime dream of developer Doss, who first stepped out into the retail space in the mid-2000s in Hardin Valley. After his initial success in that neighborhood − where new residents to Knox County have flocked to for the last decade − Doss wanted to find a similar area and do the same.
He did along Topside Road, a main artery near Fort Loudoun Lake. The lot is near the popular Northshore Town Center retail district and only 10 minutes from McGhee Tyson Airport.
"The future is bright for this area," Moore said, "and we hope we're right."
