A construction site on Central Avenue Pike off Callahan Drive will become The Central Landing Townhomes. The 11-acre piece of land off Interstate 75 was purchased by a Knoxville-based homebuilder in 2023 for $700,000.
In 2022, the land was rezoned from agricultural to an office designation, which allows for medium-density residential uses.
The developer, B&B Builders, was not required to submit project plans detailing the number of townhomes. Under the land's zoning, medium-density residential developments can have between six and 24 units per acre.
The Knoxville-Knox County Planning Commission approves medium-density developments in transitional areas between commercial and residential land. Central Avenue Pike is between restaurants and stores
on Merchant Drive and neighborhoods farther east, fitting this requirement. Nearby residential developments include Briarwood Estates and Steeplechase Apartments.

Locals could expect more growth just across the street from the future townhomes. Two undeveloped parcels are owned by a local hotel developer, Smart Hospitality LLC, and Crescent Bend Development, which builds Knoxville apartment complexes.
The Central Landing Townhomes fall within Knox County's Growth Policy Plan as an Urban Growth Area. This means the corridor was identified as a place for increased density as the city's population grows.
