On Old Middlebrook Pike, near Weigel’s, there used to be an old house and trees. But now, the trees have been cleared, the house has been torn down, and excavators are preparing the grounds.

The excavation work underway at 8441 Old Middlebrook Pike, just west of North Gallaher View Road, is for planned townhomes, according to Knoxville-Knox County Planning records. The new development will be on about 2.1 acres and will include two-story, triplex-style townhome buildings.
Knoxville-Knox County Planning approved the project back in September 2024, with some conditions related to landscaping and engineering and zoning requirements.
How many townhomes will be built?
The project will feature 18 townhomes, and 41 total parking spaces,
including a one-car garage and driveway for each townhome and five guest parking spaces.
The development will have an entrance from Old Middlebrook Pike aligned with Roswell Road.
The project is being developed by Barnes Capital Management LLC. R. Jason Barnes is listed as the property owner in the development plan report.
What can Old Middlebrook Pike neighbors expect?
The submitted plans show the multi-dwelling buildings will be limited to 35 feet in height.
As part of the project, a sidewalk will be built along the Old Middlebrook Pike frontage to connect with the existing sidewalk at Weigel’s.
And based on Knoxville-Knox Planning conditions, some landscaping buffers are required, including a 12-foot buffer along Old Middlebrook Pike and the property’s west side, and an 8-foot buffer along the north side.
