The Illusion of Choice
Before you even start comparing gigabit plans, the most important decision has likely already been made for you. Many condo and multi-dwelling unit (MDU) buildings operate under bulk service or exclusive marketing agreements with a single Internet Service
Provider (ISP). While the Federal Communications Commission (FCC) has rules against truly exclusive contracts that block all competitors, de-facto monopolies are common. Your building's management or HOA may have signed a long-term deal that makes one provider the path of least resistance, often in exchange for revenue sharing or other incentives. This means that even if a better, faster, or cheaper provider wants to serve your building, they may be unable to gain access, leaving residents with a single, often subpar, option.
The 'Last 100 Feet' Problem
Let's say you get lucky and your building has a state-of-the-art fiber optic line running to it. The provider sells you a blazing-fast 1-gigabit plan. Yet, you're barely getting a fraction of that speed. What gives? The problem often lies in the building's internal wiring—the final stretch from the building's utility closet to your unit. Many older buildings, constructed before high-speed internet was a necessity, are wired with outdated coaxial cables or old-generation Ethernet (Cat5) lines. This old infrastructure acts as a bottleneck. The fiber-optic speedway essentially terminates at the building's entrance, forcing all that data onto a slow, congested side street to get to your apartment. Unless the building has been retrofitted with modern wiring all the way to each unit, you'll never achieve the advertised speeds.
Marketing Jargon vs. Reality
ISPs have mastered the art of technical-sounding marketing. A common selling point for condos is “Fiber-to-the-Building” (FTTB). It sounds impressive, but it’s fundamentally different from the gold standard, “Fiber-to-the-Home” (FTTH). With FTTB, the fiber optic cable stops at a central point in the building, like the basement. From there, as mentioned, the connection is distributed to individual units using whatever existing wiring is available—often old copper or coax. FTTH, by contrast, runs an individual fiber optic line directly into your living space, ensuring a dedicated, uncompromised connection. An engineer knows to ask this question, but most residents see the word "fiber" and assume the best, only to be disappointed by FTTB's limitations.
The Neighborhood Traffic Jam
Unlike a dedicated fiber line, connections in most condo buildings—especially those using cable or FTTB—are shared. Think of it as a single large water pipe feeding the entire building. During off-peak hours, there’s plenty of bandwidth to go around. But at 7 p.m., when everyone starts streaming movies, working late, or gaming, that shared connection becomes congested. All users are drawing from the same pool, and speeds can drop dramatically for everyone. This explains why your connection feels zippy in the middle of the day but slows to a crawl in the evening. Even if you pay for a premium speed tier, you are still competing for bandwidth with hundreds of neighbors, a problem that trips up anyone expecting their paid-for speed to be consistent.
