A public notice issued by a leading law firm has brought to light what could become one of the costliest residential property transactions in the national capital’s history.
“Our client is desirous of acquiring a residential property situated at Bhagwan Das Road, admeasuring 3.2 acres (approximately 12,949.94 sq. metre) and for the same, we are enquiring the title of current owner of the said property, Manujendra Shah. Any person claiming any right or title with respect to the said property may inform us in writing with particulars of claim along with documentary proof,” the notice stated.
The advertisement, published as part of the final stage of due diligence, pertains to a 3.2-acre bungalow property on Bhagwan Das Road in central Delhi. The estate is owned by Maharaja Manujendra Shah of Tehri Garhwal and is understood to be valued at around ₹1,000 crore, according to people aware of the development.

The property, commonly referred to as the Tehri Garhwal House, is located within the capital’s most exclusive residential enclave — the Lutyens’ Bungalow Zone (LBZ). Spread across approximately 12,950 square metres, the estate is among the larger privately held land parcels in the area.
Sources familiar with the matter said the prospective buyer is a Delhi-based entrepreneur with significant interests in the food and beverage (F&B) sector. The identity of the buyer has not been publicly disclosed.
The same businessman is also reported to have entered into an agreement earlier to purchase former Prime Minister Jawaharlal Nehru’s first official residence on Motilal Nehru Road for over ₹1,100 crore. That property currently belongs to members of the Rajasthan royal family — Rajkumari Kakkar and Bina Rani.
If concluded, the Bhagwan Das Road deal would rank among the highest-value residential transactions ever recorded in Delhi.

The Lutyens’ Bungalow Zone, named after British architect Edwin Lutyens, was developed between 1912 and 1930 as part of the British Raj’s plan for the new imperial capital. Today, the zone spans nearly 28 square kilometres and comprises around 3,000 bungalows set amid wide avenues and expansive green cover.
A majority of the properties in LBZ are government-owned and occupied by senior ministers, judges, bureaucrats and diplomats. Roughly 600 bungalows are privately owned, largely by industrialists, business families and erstwhile royal families, making supply limited and transactions relatively rare.
The Bhagwan Das Road estate traces its legacy to the Tehri Garhwal royal family, founded by the Panwar Rajputs. The dynasty survived the Gorkha invasions during the Anglo-Nepalese War before establishing its presence in Delhi. The bungalow has since stood as a symbol of that lineage within the capital’s most tightly regulated residential precinct.
Maharaja Manujendra Shah could not be reached for comment. The transaction is understood to be in advanced stages, subject to completion of legal formalities and title verification.
