What's Happening?
Asda has sold its logistics facility in Wigan to Prime Box, marking a strategic shift in its estate management. The 322,198 sq ft warehouse, located on the Wheatlea Industrial Estate, was sold for £14.235 million. Prime Box, with investment from JD.com,
plans to refurbish the facility to modern standards, aiming for an EPC A rating and enhanced power capacity. The site, which includes ambient and chilled storage areas, will be repositioned for contemporary industrial use. Asda's head of estates, Rob Butterworth, noted that the facility had not been part of their supply chain for years, and its sale aligns with Asda's broader asset disposal strategy to streamline operations and raise capital.
Why It's Important?
The sale of the Wigan facility is part of Asda's broader strategy to optimize its asset portfolio amid challenging market conditions. By divesting non-essential properties, Asda aims to bolster liquidity and focus on core operations. This move reflects a trend among retailers to adapt to changing market dynamics, including pressures from declining sales and increased competition. The redevelopment by Prime Box and JD.com could enhance local industrial capabilities, potentially attracting new business and investment to the area. This transaction underscores the importance of strategic asset management in maintaining competitive advantage in the retail sector.
