What's Happening?
Valrock, a newly launched industrial acquisition firm based in Fort Worth, Texas, has partnered with Evergen Equity to acquire a 194,255-square-foot manufacturing facility in Von Ormy, Texas. This facility, previously owned by a private investor and represented
by CBRE’s San Antonio Investment Sales Team, is a Smurfit Westrock corrugated converting facility. It has been a key part of Smurfit Westrock's production network in South and West Texas for over 25 years. Valrock's acquisition strategy focuses on mission-critical manufacturing facilities leased under long-term net lease structures, aiming to generate durable cash flow and benefit from the reshoring of U.S. manufacturing.
Why It's Important?
This acquisition marks Valrock's first direct purchase, highlighting its strategic focus on industrial real estate investments. By acquiring facilities like the Smurfit Westrock site, Valrock aims to capitalize on the growing trend of reshoring manufacturing operations to the U.S., which is expected to enhance domestic production capabilities and create economic growth. The acquisition also reflects a broader trend in the real estate market where investors are increasingly targeting industrial properties due to their stable cash flows and long-term lease agreements. This move could potentially lead to increased investment in similar properties, boosting the industrial real estate sector.
What's Next?
Valrock plans to continue expanding its portfolio by pursuing additional opportunities in the industrial real estate market. The firm, led by Pete Van Amburgh and Pete Sanborn, is focused on scaling its operations and leveraging its institutional investment experience to identify and acquire more mission-critical facilities. As Valrock grows, it may influence other investors to follow suit, potentially leading to increased competition in the industrial real estate market. The firm's success could also encourage more reshoring of manufacturing operations, further strengthening the U.S. industrial sector.
