Sachem Capital Corp., a mortgage real estate investment trust (REIT), and Industrial Realty Group (IRG), a real estate development and investment firm, have announced a strategic merger to form IRG Realty Trust, Inc. This new entity will become one of
the top 10 publicly listed industrial REITs in the United States, with an implied enterprise value of approximately $3.4 billion. The merger involves IRG contributing 98 industrial assets to the new company, which will focus on mission-critical industrial infrastructure supporting manufacturing and distribution. The transaction is designed to provide Sachem shareholders with a strategic reset by combining IRG's high-quality, income-producing industrial real estate portfolio with Sachem's established real estate capital solutions platform.
