What's Happening?
The Pennsylvania housing market experienced a seasonal cooling in December, as reported by the Pennsylvania Association of Realtors. The median sales price in December fell by approximately 5% to $289,000 from $305,000 in November, maintaining a similar level to December 2024. Despite this monthly decline, the yearly median price for 2025 was $299,500, marking a 4.5% increase from $286,712 in 2024. This increase is notably smaller compared to the double-digit growth seen in previous years. The number of listings and sales in December decreased by more than 10% compared to the same month in 2024, although the average number of listings throughout the year rose by 15% from 2024 to 2025. David Dean, the 2026 President of the Pennsylvania Association of Realtors,
noted that the rise in listings is providing buyers with more options and contributing to a more balanced market.
Why It's Important?
The cooling of the Pennsylvania housing market in December reflects broader seasonal trends influenced by holidays and weather, which typically reduce market activity. However, the increase in the annual median price, albeit smaller than in previous years, indicates a continued demand for housing. The rise in listings suggests a shift towards a more balanced market, which could benefit both buyers and sellers. Buyers may find more opportunities and less competition, while sellers can expect healthier market conditions. This balance is crucial for maintaining market stability and preventing the kind of rapid price increases that can lead to affordability issues.
What's Next?
As the market moves into 2026, the increased number of listings may continue to provide more options for buyers, potentially stabilizing prices further. Realtors will play a key role in guiding consumers through the buying and selling process, ensuring that transactions are smooth and interests are protected. The Pennsylvania Association of Realtors will likely continue to monitor these trends and provide insights to its members to help navigate the evolving market conditions.
