reached 16.3 million square feet, marking a 10.3% increase from the previous quarter and a 40.7% rise year-over-year. Despite this growth, leasing activity remains below the peak of 23 million square feet recorded in the fourth quarter of 2021. The largest lease in the first quarter was by Hyundai Translead, securing 1.4 million square feet in Rockdale, Illinois. Construction activity has significantly slowed, with only 1.9 million square feet delivered, the lowest in a decade. However, 53.6% of the 17.2 million square feet under construction is pre-leased. Rental rates have increased by 4.5% year-over-year, with North Chicago having the highest average asking rents.
