A study by Realtor.com reveals that newly built homes in urban centers across the U.S. are priced significantly higher than existing homes. On average, urban new builds are 78.4% more expensive. The Miami metropolitan area leads with the highest premium,
where new constructions are priced 461.8% higher than existing homes. This trend is attributed to the limited availability of new builds in urban areas, which comprise only 10% of new-construction homes. The study highlights a growing demand for urban housing amid a chronic supply shortage, driving up prices and making new builds less accessible to buyers.
