What's Happening?
Riviera Beach's Community Redevelopment Agency has approved plans for a significant development project known as the Gallery at Marina Village. This project, spearheaded by Related Urban, aims to construct a 418-unit mixed-use complex south of W. 13th
Street between Broadway Avenue and Avenue C. The development will feature two 20-story residential towers, a nine-level parking structure with 652 spaces, and include 3,300 square feet of retail and 3,000 square feet of office space. The project is designed to complement the existing Residences at Marina Village, a 148-unit apartment complex, and is part of a broader strategy to alleviate the workforce housing crisis affecting 'missing-middle' families in the area.
Why It's Important?
The Gallery at Marina Village is a critical component of Riviera Beach's efforts to address its housing shortage, particularly for middle-income families. By providing market-rate rental units, the project aims to fill a gap in the housing market that has been exacerbated by rising property values and limited affordable housing options. This development is part of a larger transformation along the Broadway corridor, which has historically been plagued by blight and crime. The project not only promises to improve the local housing landscape but also aims to stimulate economic growth through the addition of retail and office spaces, potentially attracting new businesses and residents to the area.
What's Next?
The advancement of the Gallery at Marina Village is a step forward in Riviera Beach's broader redevelopment plans, which include the potential redevelopment of the city's marina. However, this larger project is currently on hold due to ongoing investigations, as the FBI has issued subpoenas for communications related to the marina project involving city officials. As the Gallery at Marina Village progresses, stakeholders will be closely monitoring the project's impact on the local community and its ability to attract further investment in the area.
