What's Happening?
Banner Real Estate Group has completed the Catalina Self-Storage facility in Los Angeles' Koreatown. The seven-story, 1,500-unit, climate-controlled facility is built on a 0.56-acre site directly above an active LA Metro Purple Line tunnel. The project,
spanning 166,000 square feet, faced significant structural challenges due to the tunnel's load limits, which restricted higher density developments. Banner worked with LA Metro for over two years to secure necessary approvals, navigating zoning changes and conditional use permits. The facility, which opened in November 2025, replaces a long-underutilized parking lot and is designed to meet the storage needs of the densely populated Koreatown area.
Why It's Important?
The completion of the Catalina Self-Storage facility represents a significant achievement in urban development, showcasing innovative solutions to complex engineering challenges. This project highlights the potential for transforming underutilized urban spaces into valuable community assets. The facility addresses a critical need for storage in Koreatown, a neighborhood with limited in-unit storage options. The development also demonstrates the importance of collaboration between private developers and public agencies in overcoming regulatory and structural hurdles.
