What's Happening?
The Homewood Village Board has approved a special use permit and zoning variance for the construction of a 7Brew drive-thru coffee shop at 17855 Halsted St. The decision was made during a meeting on June 9, allowing Who Brew LLC to replace the former
Boston Market site with a new 1,031-square-foot coffee shop designed exclusively for drive-thru service. The project includes two drive-thru lanes capable of accommodating at least 22 vehicles, with orders taken by employees directly from customers in line. The redevelopment plan also features new parking spaces, landscaping improvements, and utility connections. Due to the narrow configuration of the site, a variance was granted to reduce the required landscape buffer from 15 feet to 11 feet, 7 inches. The Homewood Planning and Zoning Commission and the Appearance Commission have both reviewed and approved the project, with construction expected to begin later this year after obtaining necessary permits.
Why It's Important?
The approval of the 7Brew drive-thru coffee shop is significant for the local economy and community development in Homewood. It represents a strategic use of a previously vacant site, potentially boosting local business activity and providing new employment opportunities. The project aligns with the village's development standards and zoning requirements, indicating a well-planned integration into the existing commercial landscape. The introduction of 7Brew, a growing coffee chain, could attract more visitors to the area, enhancing the local economy. Additionally, the project reflects a trend towards drive-thru services, which have gained popularity due to their convenience, especially in the wake of the COVID-19 pandemic.
What's Next?
The next steps involve obtaining the necessary permits and demolishing the former Boston Market site to make way for the new construction. The project is expected to commence later this year, with the timeline contingent on the completion of these preliminary tasks. Stakeholders, including local businesses and residents, may anticipate increased traffic and economic activity in the area once the coffee shop opens. The village board and planning commissions will likely continue to monitor the project's progress to ensure compliance with local regulations and community standards.
