An Unprecedented Digital Boom
India is in the midst of a data centre gold rush. Fueled by skyrocketing cloud adoption, the rollout of 5G, and an explosion in Artificial Intelligence workloads, the demand for digital infrastructure has never been higher. The country's data centre capacity
is projected to surge from approximately 1.5 gigawatts (GW) in 2025 to as much as 10 GW by 2030, a nearly seven-fold increase. This expansion is backed by massive investment commitments from both global tech giants and Indian conglomerates, with announced projects totaling over $60 billion in the coming years. While India accounts for nearly 20% of the world's data consumption, it currently has less than 5% of global data centre capacity, highlighting a massive gap that companies are racing to fill. This rapid build-out is transforming data centres from niche IT facilities into essential national infrastructure.
A Voracious Thirst for Power
Modern data centres are incredibly power-hungry, and the rise of AI is pushing consumption to new heights. A traditional server rack might require 7-10 kilowatts (kW) of power, but an AI-focused rack packed with GPUs can demand anywhere from 30 to 100 kW. This leap in energy intensity means that as India's data centre capacity grows, its electricity demand will soar. Projections show the sector's power consumption could rise from around 10-15 terawatt-hours (TWh) in 2024 to 45 TWh by 2030. By the end of the decade, data centres could account for nearly 3% of India's total electricity consumption, putting significant strain on local and national power grids. This demand is so substantial that the government has already factored a requirement of 13.56 GW for data centres into its national transmission planning, signaling that power availability has become a primary constraint on the nation's AI ambitions.
The Squeeze on Land and Resources
The industry's growth is heavily concentrated, with hubs like Mumbai and Chennai hosting up to 70% of the country's capacity. This has created intense competition for suitable land parcels that have reliable access to the power grid and fibre optic networks. According to recent industry reports, access to land and power has become the single biggest differentiating factor for developers, giving companies with existing land banks a major competitive advantage. The challenge extends beyond just land. Data centres also require enormous amounts of water for cooling, with a typical 100 MW facility consuming millions of litres per day. With many of India’s data centre hotspots located in water-stressed regions, this adds another layer of complexity to sustainable expansion.
The Search for New Frontiers
In response to these constraints, a strategic shift is underway. The industry and government are looking beyond the traditional metro hubs to find new, sustainable locations for growth. To facilitate this, several state governments, including Uttar Pradesh, Tamil Nadu, and Maharashtra, have rolled out aggressive policies. These include subsidies on land, exemptions on electricity duties, and single-window clearance systems to fast-track approvals and attract investment. At the national level, there is a push to create dedicated Data Center Economic Zones designed to decentralise infrastructure away from crowded cities. This strategy not only eases the pressure on urban grids but also encourages development in new corridors where land is more abundant and power can be more readily planned.
