Recent data from 2026 shows that salaries for senior AI professionals in Bengaluru can range from ₹60 lakh to over ₹1.2 crore annually, while the value of their stock holdings in globally dominant firms like Nvidia has skyrocketed. This wealth effect is now visibly spilling over from the stock market into tangible assets like premium homes.
Hyderabad: The Ultra-Luxury Leader
While both cities are epicentres of this trend, Hyderabad has surprisingly emerged as South India's leader in the ultra-luxury segment. In the 2026 financial year, the city recorded a staggering ₹8,562 crore in residential transactions for homes priced above ₹10 crore, a volume that is more than four times that of Bengaluru in the same category. This high-income density is driving a robust demand for premium properties, even if the ticket sizes are slightly more varied. The city's market is seeing a 'premiumisation' trend, where homes priced between ₹1 crore and ₹5 crore are dominating sales absorption. As in Hyderabad, the demand is concentrated in tech-adjacent corridors like Whitefield and the Outer Ring Road, where a constant influx of well-paid professionals keeps the market buoyant. The direct correlation between IT sector growth and residential demand is a long-established pattern in the city, but the AI boom has accelerated the shift towards larger, more luxurious homes.
What the New Tech-Luxe Buyer Wants
This new cohort of homebuyers has a distinct set of priorities shaped by global exposure and a tech-centric lifestyle. In Hyderabad, the focus has shifted to developing high-end projects in prime corridors like Kokapet that meet the demand for exclusivity and space. The success of projects like Trump Towers in attracting buyers from the tech sector underscores this trend. Across both cities, developers are finding that luxury and ultra-luxury launches are selling faster than budget-oriented projects. This has led to a strategic pivot towards building larger, amenity-rich residences designed for a discerning clientele.
