While overall residential sales volumes have grown only modestly, the value of transactions has soared. This trend points towards what experts call “value concentration,” where the market's growth is overwhelmingly driven by high-value properties rather than a broad increase in the number of homes being sold.
The Rise of the Affluent Indian Buyer
A key driver behind this premiumisation is the emergence of a more affluent class of homebuyers. Rising disposable incomes, a booming startup ecosystem creating a new generation of high-net-worth individuals (HNIs), and stable employment in high-paying sectors have expanded the pool of buyers who can afford premium properties. This economic momentum is supported by significant wealth creation among entrepreneurs and senior professionals. Furthermore, robust interest from Non-Resident Indians (NRIs), who see Indian real estate as a stable investment, has injected significant capital into the luxury segment.

The COVID-19 pandemic permanently altered what people demand from their homes. The experience of lockdowns created a powerful desire for larger living spaces, dedicated home offices, and better amenities. Massive infrastructure development across the NCR is another crucial factor. Projects like the Dwarka Expressway, the Delhi-Mumbai Expressway, the Noida International Airport, and expanding metro networks have drastically improved connectivity. These developments are unlocking new micro-markets and making previously peripheral areas attractive for premium residential projects. Improved access reduces travel times and enhances the long-term investment appeal of these locations, giving buyers the confidence to invest in high-value properties outside the traditional core of Delhi and Gurugram.
