Hyderabad has notably taken the lead, recording sales of 625 units worth ₹8,562 crore in this category, more than four times the volume of Bengaluru. One reason for Hyderabad's dominance is its 'space arbitrage'; a ₹10 crore budget can secure around 6,210 sq ft, compared to just 3,930 sq ft in Bengaluru. Key micro-markets feeling this impact include Kokapet, Gachibowli, and the Financial District in Hyderabad, while areas near Outer Ring Road and Whitefield remain popular in Bengaluru.

The new buyers are often young, tech-savvy professionals and startup founders who are pouring their AI-fueled fortunes into prime residential properties. Their preferences are shifting the definition of luxury. It's no longer just about an impressive address or marble floors. This demographic seeks larger living spaces, exclusivity, and cutting-edge amenities. The hybrid work model has made dedicated home offices a near necessity, not a bonus feature. There's also a strong demand for smart home integration, where everything from lighting and climate to security is automated and controlled seamlessly. In Bengaluru, while trailing in ultra-luxury volume, the market shows strong growth momentum, with developers catering to rising demand for premium living in emerging corridors.
